Welcome to Ruma Pulse ("we," "our," or "us"). By accessing or using our website at rumapulse.com and our property management software services (collectively, the "Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, please do not use the Service.

1. Description of Service

Ruma Pulse is a software-as-a-service (SaaS) platform designed to help landlords manage their properties, track rent and expenses, store property-related documents, and generate financial reports.

2. Accounts and Registration

To use the Service, you must create an account. You agree to provide accurate, current, and complete information during registration and keep your account details updated. You are responsible for maintaining the security of your account credentials and for all activities that occur under your account.

3. Subscription Plans, Features, and Limits

Ruma Pulse offers both Free and Pro plans. By subscribing to a plan, you agree to the limits associated with it:

• Free Plan: Limited to 1 property/unit, basic reporting, and up to 10 files / 100 MB of document storage.
• Pro Plan: Includes up to 3 properties/units (with additional units available at $1/month each), advanced reporting, automated reminders, custom notifications (e.g., Telegram/Webhooks), and up to 500 files / 2 GB of document storage.

We reserve the right to modify our pricing, features, and storage limits with reasonable notice to you.

4. Payments, Billing, and Refunds

If you upgrade to a Pro plan or purchase additional units, you agree to pay the fees quoted at the time of purchase. Fees are billed in advance on a recurring schedule (e.g., monthly).

No Refunds: All payments are non-refundable. We do not provide refunds or credits for partial billing periods, unused services, or account cancellations. You may cancel your subscription at any time, and you will retain access to the paid features until the end of your current billing cycle.

5. User Content and Privacy

You may upload documents, lease details, and tenant information ("User Content") to Ruma Pulse.

• Ownership: You retain all rights to your User Content.
• Responsibility for Tenant Data: You represent and warrant that you have the legal right and necessary consents to collect, store, and process any personal data relating to your tenants that you input into Ruma Pulse.

6. Acceptable Use

You agree not to use Ruma Pulse to:

• Violate any local, state, or national laws (including Fair Housing laws and data privacy regulations).
• Upload malicious code, viruses, or spam.
• Use our automated reminders or Telegram bot/webhook features to harass, spam, or abuse tenants or third parties.

7. Termination

We reserve the right to suspend or terminate your account at any time if you violate these Terms, with or without notice. You may also delete your account at any time through the dashboard. Upon termination, your right to use the Service will immediately cease, and your data may be deleted according to our data retention policies.

8. Limitation of Liability

To the maximum extent permitted by law, Ruma Pulse shall not be liable for any indirect, incidental, special, or consequential damages, including lost profits, lost data, or business interruption, arising out of your use or inability to use the Service.

9. Changes to These Terms

We may update these Terms from time to time. If we make material changes, we will notify you via a notification within the Ruma Pulse dashboard or other reasonable means. Continued use of the Service after changes are made constitutes your acceptance of the new Terms.

10. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of Delaware, United States, without regard to its conflict of law provisions.
